Table of Contents

A. Add Photos to Listing

  1. Choose the best 5 photos for the first 5 in the listing. These photos should include:
    1. Most Sellable features
    2. Most significant amenities
    3. Most WOW! aspects of the property
    4. Summary of the place at a glance
    5. Big picture rather than details
  2. Choose the best photo from the 5 for the cover photo
  3. Organize the rest of the photos as follows: 
    1. In clusters according to rooms
    2. Such that it takes the customer on a journey through the property
    3. Such that it creates hunger without using excessive # of photos
    4. 2-4 photos per room. Never more than 4 per room. 
  4. Add additional helpful photos where appropriate / relevant 
    1. Wifi speed

For WiFi speed 

  1. Go to www.fast.com
  2. Run the test
  3. Using snipping tool, Take a screenshot of the essential info
  4. Use one other I forget the name

b. Walk score 

To get Walk Score: 

  1. Go to www.walkscore.com
  2. Enter property address 
  3. Using Snipping Tool, crop out the relevant info. Note please do not include the address for security

d. Neighborhood from Trulia

i. Amenity scores

ii. Neighbor reviews 

To get Amenity Score and Neighborhood Reviews: 

  1. Go to www.trulia.com 
  2. Enter address for property
  3. Scroll down to “What Locals Say About”
  4. Under the voted features click on “See All”
  5. Take a screenshot of all voted features. Snipping Tool works great for this
  6. Also take a screenshot of neighborhood reviews if present

e. A few photos of neighborhood attractions/activities

f. A helpful map of neighborhood 

To get a Helpful Map:

  1. Go to www.walkscore.com
  2. Enter address for property
  3. Click on “Map” underneath address
  4. Increase or decrease map size as needed
  5. Take a screenshot of the neighborhood. Snipping Tool works great for this

g. Area map shot. (this gives a better idea of what an general area is like)

h. A photo that shows professional clean

5.Caption the Photos (On listing)

    1. Use short concise statements (room, outstanding amenity(s), sellable feature, etc)
    2. Descriptive nouns and verbs
    3. Use adjectives sparingly / wisely

Ex. master bedroom with king bed overlooking bay

Ex. Cook in a fully stocked fun kitchen 

Ex. Secondary bathroom with tub and shower

Ex. enjoy coffee in the morning on the quiet deck. 

B. Listing Title

  1. Create listing title
    1. Include Numbers
    2. nouns & verbs
    3. If applicable sellable, relevant and useful adjective

e. Abbreviations where possible

f. most outstanding / sellable features

2. Create a few options to choose from

C. Listing Description Summary

  1. Write up a concise summary of what the property is about including: 
    1. The big picture of what the property is about
    2. Most outstanding / sellable features
    3. A great review if helpful
    4. Easily scannable text
  2. Keep it to 500 characters or less

D. The Accommodations

  1. Fill in any pre-booking, post booking and pre arrival info including
    1. Checkin / checkout times and instructions
    2. Guest interaction
    3. Address and Directions
    4. Guest manuals 
    5. Guide Books
  2. Add wifi info including
    1. Picture of speed
    2. Wording on speed
    3. Network name and Password
  3. List any special accommodations offered at the property including
    1. Early checkin / late checkout offers
    2. Upsells
    3. Catering 
    4. Other special events

E. The Space

  1. Write up a short description of the interior including relevant details on:
    1. The Rooms
    2. The Amenities 
    3. The Themes
    4. The Property Type
  2. Write up a short description of the exterior

F. The Location

  1. Write up a short description on the location including
    1. The Neighborhood 
    2. Settings / Views
    3. Local Attractions / Activities 
    4. Local Services / Businesses
  2. Include anything else that is relevant to the location

E. Disclosures

  1. List anything that should be noted for the well-being of the guest including:
    1. Things / Details to Note
    2. Accessibility Limitations
    3. Health and Safety 
    4. Policies / Rental Agreements / House Rules
    5. Guest Requirements

H. Pricing

  1. Research the pricing for similar properties including the two formats below
    1. Properties with similar amenities and size 
    2. Properties in a similar area / location
  1. Take an average of what others are doing and start with that

I. Description

  • Is each section filled in?
  • Are important points bulleted and easily readable 
  • Is the fluff and flowery removed
  • Does it contain the most significant information in answer to the following questions?
    • What are the most significant activities in the area?
    • What are the most significant places in the area?
    • What is within 5-10 min walking distance?
    • What is within 20-25 min driving distance?
    • Where is the food?
    • Where is the fun?
    • What makes this place unique?
    • What significant amenities does it have?
    • What extra amenities does it have?
    • What will people be able to do on the property? 

J. Legal & Waivers

  • Is it clear on what is and what is not allowed?
  • Does it protect us if there is a dispute or issue?
